Greater Ascot - Town Centre Stage 1
April 2026; With the finalising of site clearing, sees the commencement of the outline of Stage 1 Town Centre starting to take shape. It is exciting to see roadways excavated as this is the first step towards the construction of the Town Centre.

Cosgrove - Weston Street Intersection Upgrade
March 2026; Very exciting to see RMS (contractor) set up their site along Woolcock Street to commence the Weston Street Intersection Upgrade. Intersection upgrade works are yet to commence, however in the coming weeks will confirm timings for construction start and finish.
Feb 2026; Following the finalisation of the contract will see commencement of the intersection upgrade commence this month. Once the finalised program is released, further information will be provided here.
Jan 2026; Construction of the signalised intersection upgrade at Weston Street and Woolcock Street will commence shortly, enhancing traffic access to Cosgrove. Delivered concurrently with Stages 601 and 602, works are scheduled to begin in January 2026 and will support improved connectivity and accessibility to the emerging Cosgrove precinct. As Cosgrove emerges, the extension of Bayswater Road through to Cosgrove Drive will come to fruition in coming years.

Cosgrove - Stages 601 & 602
April 2026; Service pipes are being laid this Month for Stage 601. Road clearings are starting to shape the Precinct. With 75% of the Precinct already released to the public, it is exciting to see a new area of Cosgrove come to life.
March 2026; Construction for Stage 601 is starting to take shape with infrastructure piping being laid and roads continuing to take shape in the precinct. Considering the precinct size and that over 150 lots are being delivered, bulk earthworks are still ongoing. Nethertheless, Mendi are optimistic for a late 2026 finish date, which will see registration for 601 for late 2026 and Stage 602 early 2027. Drone photos courtesy of Mendi.
Feb 2026; Following the establishment of sediment control measures, site clearing is now well underway with clear vision of the new precinct along Weston Street & Woolcock Street. With these sediment protections in place, work has been able to proceed efficiently. Bulk earthworks have advanced steadily, with both clearing and rock crushing proving highly successful. The crushing operations in particular have delivered excellent results. This is great news for Parkside, Precinct 6 buyers and the overall timeline and a positive milestone for the project.
Excitingly, some initial road corridors for parts of Stage 601 have now been cleared. This marks an important step forward and sets the foundation for upcoming civil works within the stage. Despite the challenges that typically come with the wet season, our civil contractor, Mendi, continues to make solid progress on site.
Jan 2026; The latest precinct, 'Sunset Village ' , is located on the eastern side of Cosgrove, offering lots ranging from 300m² to 915m² and a new park in walking distance. Civil works have commenced with initial site clearing underway by Mendi. It is anticipated to finish mid / late 2026 for Stage 601. Registration for the 78 new lots is due in October 2026. Stage 602 will follow with registration for 73 lots due January 2027.
The precinct will have convenience of connectivity, with a substantial intersection upgrade of Weston Street / Woolcock Street and new connectivity to the existing Bayswater Road network. We are excited to see the next precinct in Cosgrove take shape in the coming months.
Greater Ascot Stages 809 & 810
April 2026; Asphalt being laid and QA documents now being drafted and reviewed sees the registration of Stages 809 & 810 progressing well on track for mid this year. Once QA documents are finalised, will see submission into Council for local approval.
March 2026; Stages 809 and 810 are well advanced now, with stormwater drainage being laid and roading asphalt soon to be finalised. We anticipate Stages 809 and 810 civil work to be completed by May 2026, with registration well on track for July 2026.
Feb 2026; Roadway construction is progressing well, with gravel now laid across internal roads. A significant milestone that brings the community layout to life. Stormwater drainage infrastructure is also well underway. This essential groundwork plays a critical role in ensuring functionality and sustainability for the community, and it’s fantastic to see the civil works advancing steadily.
As expected for this time of year, the wet season has presented some challenges and has impacted certain aspects of the civil works program. Our team is actively managing these conditions and working closely with contractors to maintain momentum wherever possible. At this stage, registration remains on track for August 2026. Should there be any changes to anticipated timeframes, we will communicate these promptly and transparently.

Jan 2026; With only minimal rain so far this wet season, TEM have progressed with finalising bulk earthworks for the stages and are currently laying down pipework and the initiating of roadways. Registration is still on track for August 2026. Be mindful that site access is still closed to the public until practical completion.
Dec 2025; The high demand Swinley Forest Precinct will grow by 47 new homes by the end of 2026 with construction well underway for Stages 809 & 810 by Townsville Earthmoving (TEM). Earthworks for the Stages are underway with civil works due to finish mid 2026 and registration aiming for around August 2026.
Set away from the hustle and bustle, Swinley Forest is bordered by natural forestland and the Bohle River, providing a quiet, well connected setting. All lots are within walking distance of the Adventure Park and will enjoy direct access to an extensive hike and bike network. Stages 809 & 810 are the 2nd and 3rd final stages of Swinley Forest.
Greater Ascot Stages 501 & 502
April 2026; We have officially received Registration from QLD Titles Office for Stages 501 & 502. To proceed with Settlement, please ensure buyers have unconditional finance obtained. We are very excited to welcome 64 new homes to Greater Ascot. Please ensure Builders send through floor plans to the Covenants Team for review and approval.
March 2026; We anticipate receiving Council documentation late this Month for lodgement with QLD Titles Office early April 2026. All Buyers and Builders will be emailed once all paperwork has been lodged with Titles Office. It can take between 7 - 21 days for Titles to review and register.
Feb 2026; Earthworks are in the final stage with our civil contractor TEM, who are finalising all QA documentation for submission with TCC. We do hope to see a successful site inspection with Council with registration still on track for late March, despite the wet season. Street lights to be installed in the coming months by the electrical contractor and landscaping in the next month will finalise these 2 stages before 64 new homes come to Greater Ascot. We are very excited to welcome the next stage of residents to Greater Ascot.
Jan 2026; Earthworks are progressing very well and it is exciting to see that each Lot has been pegged. We will see the street electricals and landscaping works to be completed in the coming months, following the finalisation of civil works. It is exciting to see fresh roadways take place in these stages. Registration is still on track for March 2026.
Dec 2025; The introduction of our newest precinct Westcroft Park, will welcome more than 300 new homes to the northern parcel of Greater Ascot. This exciting new precinct will offer a diverse range of lot sizes, from 300m² to 1,520m² , catering to a variety of lifestyles.
Stages 501 & 502 are the first collective project to see 64 new homes added to Greater Ascot. Construction commenced in August 2025 and are now well underway by Townsville Earthmoving (TEM). With the roadways almost completely laid and lots being pegged at the moment, civil works are due to finish early 2026 (pending wet season), and registration to follow early/mid 2026.
Westcroft Park will also feature a new park and dedicated hike and bike pathway, seamlessly connecting to the existing network that wraps around the estate enhancing outdoor living for residents. These stages are now sold out. Join the list and register your interest for Stage 503.
